What should the first WhatsApp reply to a property lead say?
Say who you are, name the exact property they enquired about, and ask one question they can answer in a word. Skip brochures, long paragraphs and multi-part questions. One question gets a reply; three get ignored.
English template
Hi {name}, this is {broker} from {brokerage}. Thanks for enquiring about the {bhk} in {locality}. Are you looking to buy for yourself or as an investment?
Hinglish template
Hi {name}, main {broker} bol raha hoon, {brokerage} se. {locality} ke {bhk} ke baare mein aapne enquiry ki thi. Kya aap khud rehne ke liye dekh rahe hain ya investment ke liye?
What should you ask second?
Collect the four qualifiers one message at a time:
- Budget: “Aapka budget range kya soch rahe hain?”
- Locality: “Koi aur area bhi dekh rahe hain?”
- Timeline: “Kab tak finalise karna hai?”
- Buy or rent: confirm early; it changes every recommendation.
When should you propose the site visit?
As soon as budget and locality match something you have. Offer two specific slots instead of asking “when are you free?”

What mistakes kill first replies?
- Generic openers such as “How can I help you?” give no reason to answer.
- Waiting for office hours. Buyers enquire late and continue with whoever replies first.
- Sending the price list first. It invites “will think” and ends the chat.
